Where we operate
Short-let management across Derbyshire and the East Midlands.
We manage properties across 9 locations, and are expanding into Sheffield and Leicester now. We choose areas where we know the market well enough to do it properly, not because they look good on a map.
Why location matters
Different areas. Different demand. Different strategy.
A Derby property near Rolls-Royce needs a completely different pricing and positioning strategy to a Peak District cottage near Chatsworth. Contractor guests book differently to leisure guests. Weekday occupancy is built differently to weekend occupancy.
We manage across two distinct market types, contractor and corporate demand in the cities, and leisure and holiday let markets in the Dales and Peak District. We're not applying blanket pricing across all of them. Each location has its own approach, because we actually work in each one.
Contractor & corporate markets
City and town locations - year-round demand.
Strong weekday occupancy from contractors, corporate guests and healthcare professionals. Less seasonal than leisure markets.
Derby
CityHighest demandOne of the East Midlands' strongest year-round short-let markets. Rolls-Royce, Toyota and Alstom create continuous contractor demand across all 52 weeks.
Chesterfield
TownHigh occupancyChesterfield Royal Hospital and M1 corridor logistics create consistent weekday occupancy. Between Sheffield and Derby - useful for contractors covering both cities.
Nottingham
